Please see the map to the left to see where you should park your car. You have to move your car by 7am the day of and you can't move it back until the next day. if your car is not moved, it will be towed at owner expense.

Frequently Asked Questions (especially for new owners)
Welcome to the Harrogate Square community! Harrogate Square is a condominium association governed by a board elected by the owners at the annual meeting. The board has hired Bliss Property Management to manage our property on our behalf.
The Welcoming Committee, a group of volunteer owners, has put together this list of Frequently Asked Questions. These are things we wanted to know when we first moved in.

This is specifically laid out in the Harrogate Square by-laws, which you should have received when you purchased your condominium. If you need a copy please contact Rachel Cisco.
HOA: Roof, brick, landscaping in front of units, painting windows, doors and garage doors, underground pipes from main to street, sub pumps.
Owner: Inside of the house, replacing windows, doors and garage doors, piping from inside of unit to the main.
In general, owners are responsible for everything inside of our individual units.

Yes. Our monthly fee covers some insurance for our collective property but it does not cover any damage inside our units. You need homeowners insurance for that. Renters insurance will not be sufficient.
How do snowplowing, shoveling, and salting work?
Bliss has contracted with a plow company that will plow our lot and driveways. They will shovel townhouse front patios, steps, and sidewalks. However, they will not lay down salt. Owners are asked to do that. However, do not use rock salt, which corrodes the concrete. Use a calcium chloride product such as Sno-Paws or other pet-safe product.
Can I make any architectural changes inside my unit (bathroom remodeling, etc.)?
To make any architectural changes inside your condominium (remodeling the kitchen or bathroom, etc.) you need permission from the board in advance. This means that you need to complete an architectural form and submit it for approval along with information describing the changes, such as drawings, etc. Call Rachel Cisco for the appropriate form. Rachel can assist you with this as you are making your plans. In addition to any remodeling, you need permission in advance for the following:
• Awnings over your back patios. The awnings must be black and be approved in advance.
• New front door, windows, and sliders. The front door must be black and include a glass insert. Our original doors with French Provincial inserts have been discontinued so most owners have replaced them with doors with Victorian ovals. Storm doors are allowed with approval. They, too, must be black.
• Windows and sliders have to have white casings.
• Landscaping. Any changes to the landscaping in front of your unit need to be approved in advance.
Are unit blueprints available?
We have drawings for the common areas but not for individual units.
How do I get a recycling bin? When is recycling picked up?
There should be a blue recycling bin from Modern Recycling in your garage or basement. If you don’t see one, contact Rachel Cisco and one will be ordered for you. Use this bin for your recycling. This includes paper, glass, newspaper, cardboard boxes (broken down) and other normal recycling materials. What can be recycled is listed on the Modern Recycling website. Electronic items are not included.
Recycling is picked up every Wednesday morning by Modern Recycling. They typically come very early (sometimes before 5:00 a.m.) so be sure to put your bin by the sidewalk on Tuesday night. Holidays can affect the pickup dates. You can find the schedule on the Modern Recycling website.
What can and cannot go into the dumpsters on the property?
There are dumpsters on our property for your garbage. These dumpsters are for ordinary refuse. Any large items need to fit inside the dumpster. Do not put anything outside of the dumpster to be picked up. The association is charged extra for any items that are dumped outside of the bins…which mean we all pay for the actions of one.
We have a private contract with Modern and are not part of their contract with Amherst for pickup. Therefore, do not put any items on the curb (like old Christmas trees) to picked up. They will not pick it up. Bliss will need to remove it for recycling/garbage and will charge the association a fee for doing that. Again, we’ll all pay for the actions of one.
How do I get access to the pool and tennis courts?
You should have received a fob from the previous owner of your unit. If you did not, please contact Rachel Cisco.
What are the rules for parking?
Some of our units have attached garages but in general we do not have designated parking spaces for our units. Harrogate has sufficient spaces for us and our guests. While we don’t have designated spaces, we ask that neighbors be courteous to each other so that we can park regularly in the spaces closest to our units. We ask that when you have guests you ask them not to park in those spaces. Also, some of our units face Dannybrook Apartments. We ask that our guests not park in those spaces as well.
We also ask that when you park your car in those spaces that you not overhang the sidewalk. This will allow for maintenance and for the safety of those who walk on the sidewalks.
Are we allowed to have pets?
Yes, but pets should be approved by the board in advance. The rules for this are in the bylaws you received when you bought your unit. Please use common courtesy. Your dog should be leashed when outside; do not let them run free on the quad or other parts of the property. Do not let them bark for long periods of time. And, of course, please clean up after them.

This committee consists of owners who help us to keep the property pretty. At your leisure, we pick up trash that may have blown away, weed and plant flowers.
